The project needs an answer or an approval

Ask the design team a question, send a submittal for review, or propose a substitute product. Each has a block for the reviewer’s response.

You are starting on a project

Tell the owner and lender who you are and what you are furnishing. An informational notice, not a state-required preliminary notice.

The scope changed

Record extra work, a field directive, or work you are doing under protest while the price is still being argued.

The schedule or quality slipped

Notice a delay and the cost of standing by, or back-charge a sub who didn’t fix defective work.

A payment is late

Put the amount and the due date in writing, then give notice that you may suspend work if it stays unpaid.

Retention is still being held

Ask for release of retention after completion, with the amount calculated for you.

Someone wants you to sign a lien waiver

Conditional or unconditional, progress or final. For CA, AZ, TX, NV, FL and MI the wording comes straight from the statute.

Lien waiver coverage

Where the form text is verified, and where it isn't

Some states require a specific waiver form. A waiver that departs from it can be unenforceable. This is the honest status of each state in this product.
